Remember that even in weaker property markets there’s always opportunities for investors, because there are always ‘well-motivated’ vendors with good reason to sell to you at below market value. And even if you’re more interested in achieving cash flow from your properties than capital growth, remember it still makes sense to look for opportunities with greater potential to gain value quickly. This will allow you to build equity faster, which in turn will enable you to finance the purchase of more properties sooner—essential if you have an income-based strategy for your investment business.
